Terminating your rental agreement
You can terminate your rental agreement via Domo. A tenants’ notice period is always one full calendar month. The notice period is counted from the last day of the month in which you submit your termination notice. For example, if you terminate your lease on 14 September, your lease will end on 31 October. This one-month notice period is based on the Act on Residential Leases (AHVL), and AYY does not make exceptions.
The first possible termination date of the rental agreement is only when the agreement has come into effect. Thus, if your agreement starts on 1 May, you may only submit a termination notice from 1 May onward.
Submit the termination notice on the rental agreement page in Domo. Please confirm the termination and provide your bank account number. If you do not confirm the notice, the termination is not valid, and you will still be responsible for rent payments.
If you already have received a notice of termination in Domo but want to move out earlier than the date announced on the notice, you must first accept the first termination notice before creating a new one for an earlier date. The one-month notice period still applies in this case.
Friend or family agreement – when another tenant terminates the agreement
If the other tenant in a joint liability rental agreement has submitted a notice of termination, please confirm the termination by choosing whether you will stay in the apartment or move out at the same time as the other resident. If you choose to stay in the apartment, the extended agreement is 3 or 6 months, depending on the situation. Termination only takes effect after all main tenants have confirmed it.
If you choose to stay, you must also confirm the termination of the extended agreement. After confirmation, you can still submit a new termination notice for an earlier date with one calendar month’s notice. If you live in an apartment for friends and plan to do a friend swap, please notify housing services immediately.
Compensation for the right of residence
If you have submitted a notice of termination but have a valid reason to apply for compensation for the right of residence, you must apply for it as soon as you receive the termination notice.
Apply for compensation in time. Once your apartment has been offered to a new tenant, compensation will not allow you to stay. Apartments are offered to new residents two months before the end of a rental agreement.
Secondary tenant living in the apartment
A secondary tenant cannot remain in the apartment after the main tenant’s rental agreement ends. It is the main tenant’s responsibility to inform the secondary tenant about the termination of the agreement.
