Apartment transfer
If your current apartment no longer meets your needs, you can apply for another apartment through Domo system.
Apartment transfer application
Apply for an apartment transfer by filling out the apartment application in Domo as usual. If there is no specific reason for the transfer, please select AYY’s internal transfer as the reason in your application. Include the necessary information and attachments to explain why you need to change your apartment.
You can receive an offer for a new apartment after living for at least six months in your current AYY apartment. If you have lived in your current apartment for less than two years, the reasons for the transfer must be significant. AYY cannot guarantee an apartment transfer to all applicants.
Termination of current lease in case of AYY’s internal transfer
When AYY offers you a new apartment, you do not have to worry about meeting the notice period. In some cases, we can offer you a new apartment with less than a month’s notice, but AYY will not collect double rent from you in this situation. Your current lease will be automatically terminated at the start of the new lease. Please remember to promptly approve the termination notice for your previous apartment in Domo.

Temporary transfer of tenancy
The main tenant can temporarily transfer the tenancy to a third party under certain conditions. AYY must approve the tenancy transfer at least one month before the agreement begins. Permission for the tenancy transfer must be applied for in the Domo system.
Unauthorized apartment transfer
Unauthorized apartment transfers and renting out the apartment through accommodation services, such as Airbnb, are prohibited. Any unauthorised rental and accommodation activities give the renter the legal right to terminate the rental agreement immediately.
Finding a temporary tenant
Finding a temporary tenant is the responsibility of the primary tenant. You can search for a suitable tenant by submitting an advertisement on Aalto Marketplace, for example. Housing should primarily be offered to AYY members.
Rental invoices during tenancy transfer
Rental invoices are always sent to AYY’s main tenant, and the main tenant is responsible for paying the rent to AYY. Therefore, AYY recommends that the temporary tenant pays the rent to the primary tenant, who then makes the payment to AYY.
Authorisation for subleasing is applied for through the Domo system.

Subleasing means that the primary tenant lives in the apartment and rents out part of it to a subtenant.
A specific area of the apartment must be clearly designated for the subtenant. Therefore, subleasing is not allowed in studios or shared apartments. However, if you want your partner to move into your studio with you, you can notify housing services via email instead of subleasing.
If you sublease your apartment, please notify AYY through Domo. In this way, the resident information is also updated with the maintenance company, allowing the subtenant to book laundry room slots, for example. In Domo, you can find the notice from your lease by clicking on the top corner of the lease under the “Sign a lease” section. More detailed instructions on how to fill out the notice are available in Domo.
During the summer period (1 Apr–30 Sept), apartments can be secondary leased for up to four months for any reason and to anyone.
You must obtain AYY’s permission for secondary leasing
at least one month before the secondary leasing begins. Without AYY’s permission, secondary leasing is prohibited and may result in termination of the rental agreement. When submitting the secondary lease notice, attach the secondary lease agreement, including both your signature and the secondary tenant’s signature. In Domo, you can find the notice from your lease by clicking on the top corner of the lease under the “Sign a lease” section. If you are living in a friends’ apartment and both you and your friend want to sublease part of the apartment, both of you must sign the agreement with the subtenant, even if only one of you will be living in the apartment during the subleasing period. The resident who temporarily moves out must submit a notice of subleasing in the Domo system.
If both tenants of the friends’ apartment are moving out, this is considered a temporary assignment. See the instructions for temporary assignment below.
You may temporarily sublet your apartment to another person while you are living elsewhere due to an exchange program, internship related to your studies, JOO studies (flexible study rights), military service, or an illness requiring institutional care.
AYY’s approval is required for temporary subletting, and it must be obtained at least one month before the agreement starts. Attach the sublease agreement, signed by both you and the temporary tenant, to your notification. You can find the notification form in Domo through your lease agreement by clicking “Make an agreement” in the top corner of the contract. More detailed instructions for filling out the form are available in Domo.
If you are going on a student exchange, you can begin the temporary assignment no earlier than one month before your exchange studies begin.
Students in joint degree programs, which include studies in both Finland and abroad, cannot temporarily assign their apartments for the duration of their studies abroad.
You can apply for compensation for the right of residence for the period when you assign your apartment to another AYY member. A temporary resident must have the right of residence for the entire duration if the assignment lasts for more than one year. You can verify your tenant’s AYY membership by requesting them to show receipt that they have paid the membership fee to AYY.
When subleasing a friends’ apartment, the resident who has temporarily moved elsewhere can apply for compensation for the right of residence.

Suggesting friends for shared apartments
Residents in AYY’s shared housing may propose a person who has a primary lease with AYY as a tenant for their shared apartment. The proposed person must be a degree student and a member of AYY with the right of residence.
If you want to propose your friend to your shared apartment, you must contact us. The message must include the full name of the suggested person and their current address.
How to submit an application
Once your friend has proposed you for the shared apartment, you can submit an application for rooms in your friend’s shared apartment. Your application can only include rooms you have selected from your friend’s shared apartment, not from other apartments. The application must include a screenshot of your friend’s recommendation message.
When adding apartments to your application, please note that the Domo system sorts apartments by rent, not by specific shared apartments. Therefore, you must carefully find the rooms in the shared apartment in question from the apartment listing.


Another main tenant moves out
If your current roommate is moving out of the apartment, you can have a new friend to live with you. If you are planning for a friend swap, please contact housing@ayy.fi immediately. Please contact us promptly to ensure the apartment is not offered to others.
You can make a friend swap if:
- You have lived in the current apartment with your previous friend for at least two months.
- You still have the right of residence when the new friends’ agreement starts.
- The new resident is an attending degree student with the right of residence.
- Rent payments have been made on time.
For a friend swap, please fill in a housing application for your current apartment with your new friend. Once you have submitted the application, please notify housing@ayy.fi.
If you do the friend swap with a current AYY resident, the person will have a one-month notice period for their current apartment. This may mean that you will have to live in the apartment alone for one month before your friend can move in.
If you confirm your friend’s notice of termination and declare that you wish to stay in the apartment, you will receive a lease for the duration of the renter’s notice period. The notice period is three months if your lease has lasted less than a year and six months if it has lasted more than a year. However, you still have the right to terminate the lease within the notice period of one calendar month if you decide to move out earlier.
If you wish to stay in the apartment for a period longer than the renter’s notice period, please contact us immediately at housing@ayy.fi. Please contact us promptly to ensure the apartment is not offered to others. We cannot guarantee that you can stay in the apartment, as AYY’s two-room apartments and larger ones are primarily intended for multiple residents. However, it may be possible to live alone in some of the less popular two-room apartments.
If you inform us that you wish to stay in the apartment, you will be responsible for the entire apartment and its rent after the other resident has moved out.
You can also stay in the apartment and find a new friend, i.e. do a friend swap.
If you are unable to live in the apartment on your own or cannot find a new friend to move into your current apartment, you can apply for other housing from AYY.
Compensation for the right of residence
Students admitted to Aalto University’s bachelor’s and master’s programs will receive a total of five years of right of residence. Those admitted to the master’s program only will receive two years of right of residence. The residency period begins at the start of the year in which the student first enrolls for attendance at Aalto University.
Compensation for the right of residence can be applied for based on the reasons listed below. The compensation must be applied for well in advance before the end of the right of residence period or without delay after returning. During the summer period, compensation applications are not processed.

You have children or have taken pregnancy, special pregnancy, or parental leave
Attach a certificate of parental leave to your application. You will receive compensation for the residency period during parental leave. Additionally, AYY members receive a one-year (1) extension to the right-of-residence period if they have a child or children. The extension is one year, regardless of the number of children. Please attach a DVV extract showing the child’s home address or another certificate.
You have been undertaking conscription or military service
Please attach a certificate of student status from Sisu and a certificate of service. You cannot receive compensation for the entire period if you were an attending student or received your apartment during the service or shortly before it (less than 3 months prior).
You have been on a student exchange, participated in an internship related to your studies, or undertaking studies related to Aalto University degree outside the metropolitan area
Please attach an extract of exchange studies, a certificate of employment or a similar document. Apply for compensation only after completing your student exchange or internship. If your student exchange or internship takes place right at the end of your right of residence period, please contact housing@ayy.fi.
You can receive compensation if you did not receive an apartment from AYY during your absence or if you temporarily assigned your apartment to another AYY member. If you temporarily assigned your apartment to another person, you will only receive compensation if the temporary resident was a member of AYY during that time. However, the person does not need to have a valid right of residence period.
Compensation is not granted if the main place of work or study is in the metropolitan area, even if you have worked or studied remotely elsewhere. The internship must be part of your studies. Compensation is not granted to joint degree students whose degrees include studies abroad.
You have studied at Aalto University campus outside the Helsinki Metropolitan Area (Mikkeli Campus)
Please attach a certificate of the start of your master’s studies in the metropolitan area or a certificate of your completed bachelor’s studies in Mikkeli. You can receive two years of right of residence for your studies in the metropolitan area.
Once you have received compensation, you can no longer apply for compensation for other reasons (e.g., student exchange) related to your previous degree.
Your studies have been delayed due to illness or another serious reason
Please attach a medical certificate or a similar document to your application, clearly stating the reason for the delay and the duration of its impact on your studies. You do not need to provide your entire medical record, only a statement on how your illness affects your living situation. The medical certificate will be reviewed confidentially. Please also attach a transcript of records.
If your studies have been delayed due to your own choices, no compensation will be granted. For example, a year spent as chair of a guild or a student association or working a full-time job alongside your studies are not valid grounds for compensation, even if they have clearly delayed your studies.
Compensation for the delay of studies is granted for a maximum of one year in total, even if there have been multiple reasons for the delay.
You have not been able to live independently due to health reasons
Please attach a medical certificate with your application. You do not need to provide your entire medical record, only a statement on how your illness affects your living situation. The medical certificate will be reviewed confidentially.
However, no compensation will be granted for a period of less than one month, even if, for example, you were in the hospital for two weeks.
You have been a non-attending student for reasons other than those previously mentioned
Please attach a certificate of student status to the application, showing all periods of attendance. You can find the certificate from Sisu. However, the maximum right of residence period is always 2 or 5 years, depending on the normative duration of the degree.
Other reasons
Please attach a certificate explaining the reason for which you are applying for compensation. If you are applying for compensation for other reasons, these reasons must be particularly significant and/or comparable to those previously mentioned.

The review of the application requires submitting attachments, and each compensation ground has its own attachment requirements, which are stated on the form. Please remember to attach the necessary documents to your application. AYY typically does not offer advance compensation
